SUMMARY OF POSITION:

The Global Real Estate (GRE) team supports the business by delivering project management services, leasing and transaction services, lease administration and facility management services. In addition GRE provides strategic portfolio planning support to the business by leveraging the functional expertise and analytical capabilities of GRE to deliver value added and comprehensive solutions to the business issues involving Real Estate including consolidations, expansions and M&A.

The Associate Project Manager, Mexico, is a key member of the LATAM Global Real Estate team that supports Mexico with responsibilities in capital project management. This role reports directly to the Manager, Project and Facilities in LATAM with matrix responsibility to the VP Global Facility Management and Sustainability. The position is based in Mexico and will occasionally require travel throughout the LATAM region.

The position plays a key delivery role ensuring that the Mexico business benefits from GRE’s expertise in planning and delivering projects with our outsourced partners. The position will work closely with the Mexico business operations leaders to establish strong relationships and ensure that projects are delivered in accordance with Iron Mountain’s global policies and best practices to deliver value to the business.

The position works closely with GRE team members and senior management as well as LATAM Procurement in the development of cost effective contracts with key material and product suppliers for capital projects as well as cost effective energy efficiency projects. In addition the position works closely with IRM’s outsourced Project Managers to ensure that projects are properly scoped, that communications around the project to the business are accurate and timely and to ensure that any issues which arise during construction are addressed in a timely manner.

SPECIFIC RESPONSIBILITIES INCLUDE:

Collaborate with the business on the preparation and validation of all Investment Committee (ICOM) Business Cases for capital investment

Develop project schedules to inform business case approvals and then track schedules closely as projects proceed

Work closely with local finance and with GRE leadership to ensure that Real Estate costs and information for ICOM are provided in a timely manner

Coordinate with procurement on bidding processes including analysis of bids

Publish and communicate monthly project reports

Control and advise any deviation in the timeline of a project

Create cash flows for each projects

Keep a records of the historical cost of the projects

Contribute to the development of the project list for the annual Facility Upgrade Program, a program that funds facility upgrades in the areas of fire prevention and security and life safety.

Responsible for coordinating with the business to understand when new projects are needed and to scope projects such that budgets are appropriately developed consistent with approvals.

Develop and maintain a portfolio database and as-built drawings of all projects

Assist the Manager, Project and Facilities in the preparation of yearly Capex requirements

Input into the development of the capital maintenance plan globally by working closely with the VP, Global Facility Management & Sustainability on Mexico’s requirements

Visit project sites regularly and track schedule and quality standards ensuring that IRM is being invoiced for completed work only.

Updates internal IRM business leaders on status of projects and providing charts and graphics of project progress

EDUCATION AND EXPERIENCE

University degree in engineering, architecture, business or equivalent experience. The candidate should have a minimum of 5 years of increasingly responsible project management, and client facing positions.

CRITICAL COMPETENCIES

Demonstrated proficiency in project management

Experience with contract and vendor management.

Good relationship building and client engagement skills

An analytical approach to problem solving

Experience with budgeting and project financial controls

Preference for operating with substantial independence and strongly self- motivated

Good verbal and written communication skills in order to interface effectively with clients, peers across Iron Mountain

Competency in English language

Ability to deal with conflict in a constructive manner

Ability to work productively in environment requiring multi-tasking and working against deadlines

Willingness to travel within Mexico up to 20% of the time and occasionally outside of Mexico
